What Is the Cost of a Denver Land Surveyor?

There are many situations that require the services of land surveyors – most documentations related to a real estate development, transaction and legal dispute that requires precise data about the terrain boundaries and land features contain some type of land survey report. The costs related to obtaining the document usually vary between $400 to $1,200, but in special cases, the price can reach $6,000 or higher, the actual costs depending on many things, including the type of the document needed, the size of the plot of land to be measured and the features of the terrain or of the structure to be measures. Here are some things that you should know about how much the services of a Denver land surveyor will cost you.

 

Costs Based in Project Type

The simplest and cheapest type of survey is performed in order to confirm the data in an existing deed and concerns a single boundary – the costs of these projects is usually around $300. The surveys needed for mortgage purposes for a standard-sized terrain usually cost twice as much, around $600, while the price of complex projects that involve large lots and require new boundary markers as well as topographic drawings can go up to $5-6,000.

Cost per Acre

In some projects, the price of the survey is calculated based on the size of the lot, expressed in acres, and the features of the terrain. For example, surveying a rectangular terrain that is clean, without any vegetation might cost less than surveying a wooded lot that has unclear borders and is difficult to move on. A single-acre boundary survey usually costs between $500 and $1,100, but the per-acre price usually goes down for lots that are over 100 acres.

The purpose for which the survey is prepared also determines the price. The most common type of surveys are simple boundary surveys – these are the most affordable reports that are also the easiest to prepare and come for prices starting at $100.

Another very common type of survey is the category of staked surveys, intended to stake off the corners of a building and to measure the land around. The price usually ranges between $200 and $2,000, depending on the size and complexity of the project. For example, measuring a residential building that has only four corners costs less because the process is easier than measuring an irregular shaped commercial building that has 20 or more corners.

Land surveys are usually required for mortgage purposes, too. These surveys identify the shape and size of property involved in the mortgage lending process and they also include information related to the flood plains, wells, utilities and septic tanks on the terrain. The price for these surveys usually ranges between $450 and $600.

As-built surveys are also fairly common – these documents are needed for building a structure on a particular lot. These surveys cost between $600 and $1,500 and they are used to serve as the basis for determining the best location for the structure in relation to property lines, utilities, roads and other terrain features.
